Every piece of property
within the Shreveport city limits and planning limits has a base
zoning classification of residential, commercial or industrial.
However, sometimes a property owner may want to use his/her property
for a use not allowed under its present zoning category. In this
case, rezoning of the property is necessary, which requires approval
by the Metropolitan Planning Commission. A sign is placed on property
being rezoned in order to let interested citizens know that a change
is being requested.
Sometimes the property
is already properly zoned, but for one reason or another, the owner
can not or does not wish to meet all requirements for development
in that zoning district. In this situation, the owner can apply
for a variance which is basically a waiver of a zoning requirement.
The Zoning Board of Appeals (ZBA) is the body which makes these
decisions. The ZBA is also the only board that can approve Special
Exception Uses, such as alcoholic beverage sales or service.
Applications for re-zoning,
variances and special exceptions can be picked up at the offices
of the Metropolitan Planning Commission, on the fourth floor of
Government Plaza, 505 Travis Street, Suite 440. Office hours are
8:00 a.m.- 5:00 p.m., Monday through Thursday and 8:00 a.m. - 4:00
p.m. on Friday. The professional planning
